Asbestos has been around for more than 2000 years and has been used in a wide variety of products that have been placed inside many properties and premises in the UK. It is said that over 1 million commercial, industrial and public buildings contain asbestos material. In the UK between the 1950s and the mid-1980s asbestos was used in a wide variety of products such as thermal insulation, fireproofing, electrical insulation and building materials. Even up until 1999 some asbestos products were still being used. During this period, any commercial or industrial building that was either built or extensively renovated would more than likely contain asbestos in some form or another. According to the HSE’s findings, asbestos is responsible for 4500 deaths each year. The reason for this is because it causes four main diseases which are mesothelioma, lung cancer, asbestosis and diffuse pleural thickening.

For asbestos, there are two surveys that can be completed on a property, these are the management survey and the refurbishment & demolition survey. The management survey is a standard asbestos survey that can be used to locate the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition. Then with the refurbishment and demolition survey, this one is used before any refurbishment or demolition work is started. The survey must be completed in the area of the refurbishment or in the whole building if demolition is planned. These surveys help in managing asbestos and are a requirement for a duty holder to organise.
