Duty to manage asbestos in non-domestic properties sets a legal requirement for owners and occupiers of the non-domestic building to have an Asbestos survey and up to date asbestos register in place. This is so the reports can form a basis of a detailed asbestos management plan that outlines how you intend to monitor and manage any ACMs that may be present within your premises or estate. If you are an employer or are self-employed and have some or all of the responsibility for conducting repairs upon your premises you may well be the “duty holder” in which case any legal responsibility for ensuring your asbestos survey has been conducted will rest with you. ACL compiles with and works in accordance with HSG264 and all our surveyors hold BOHS P402 certification.
Asbestos surveys and registers are a key stage in managing asbestos is to identify the location, type, condition and extent of any Asbestos-containing material. This can be achieved by conducting an Asbestos survey. The survey should be in accordance with HSE guidance note HSG264 which describes two types. A management survey is a standard asbestos survey and its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition. Then you have a refurbishment and demolition survey, this is needed when a building is going to have refurbishments or be demolished. It will be used to locate and describe all ACMs in the area where the refurbishment work is being done or in the whole building if demolition is planned. The survey will be fully intrusive and involves destructive inspection.

Asbestos has been used for more than 2000 years and in the UK alone over 1 million commercial, industrial and public buildings contain asbestos material. In the UK between the 1950s and the 1980sasbestos was used in a wide variety of products such as thermal insulation, fireproofing, electrical insulation and building materials. Even up until 1999 some asbestos products were still being used. During this period any commercial or industrial building that was either renovated or built would more than likely contain asbestos in some form or another. According to findings by HSE asbestos is responsible for 4500 deaths each year. The reason for this is because it causes four main diseases. These are mesothelioma, lung cancer, asbestosis and diffuse pleural thickening.
