The duty to manage asbestos in non-domestic properties sets a legal requirement for owners and occupiers of a non-domestic building to have an Asbestos Survey and an up to date asbestos register in place. These reports must form the basis of a detailed asbestos management plan that outlines how you intend to monitor and manage any ACM’s that may be present within your premises or estate.
a key stage in managing asbestos is to identify the location, type, condition and extent of any asbestos-containing materials. This can be achieved by conducting an asbestos survey. This should be in accordance with the HSE guidelines. There are two types of survey’s that can be completed on a premises; These are a management survey and a refurbishment & demolition survey. The management survey is just a standard survey and its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation. Then the refurbishment & demolition survey is used when you want your building to be refurbished or demolished. The survey is used to locate any ACMs within the area of the refurbishment or in the whole building if demolition is planned.
