We can survey any non-domestic property and the main reason to do a survey is to locate, identify the type, condition and extent of any Asbestos Containing Material. This can be achieved by conducting an Asbestos Survey Surrey. The asbestos survey should be in accordance with HSE guidance, note HSG264 which describes two types, these are Management Survey and Refurbishment and Demolition Survey. The management survey is a standard asbestos survey. Its purpose is to locate as far as reasonably practicable, the presence and extent of any asbestos-containing material in the building which could be damaged or even disturbed, this could be during normal operational use of the building, foreseeable maintenance and installation, and access the condition of the ACMs. The refurbishment and demolition survey is needed before any refurbishment or demolition work is carried out. This survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The asbestos survey will be fully intrusive and will involve destructive inspection, this is necessary to gain access to all areas, including those that may be difficult to reach. A refurbishment & demolition survey may be required in other circumstances, for example when more vigorous maintenance and repair work is going to be carried out or for plant removal and dismantling.
The control of asbestos regulations 2012 regulation 4, your duty to manage asbestos in non-domestic properties sets a legal requirement for the owners and occupiers of non-domestic buildings to have an asbestos survey and up to date asbestos register in place. These reports must form the basis of a detailed asbestos management plan that outlines how you are going to monitor and manage any asbestos-containing material that could be in your premises or estate.
