When you need Asbestos removed from your premises or property you need to have a survey completed before any work can be started. The control of asbestos regulations gives a duty to manage asbestos in non-domestic properties and sets a legal requirement for owners and occupiers of the non-domestic buildings to have an asbestos survey and up to date asbestos register in place. The reports must form the basis of a detailed asbestos management plan that outlines how you intend to monitor and manage any ACM’s that may be present within your premises or estate.
The key stage in managing asbestos within your building is to identify the location, type, condition and extent of any asbestos-containing materials. This can be achieved by conducting an asbestos survey. Two different types of surveys can be done on your premises depending on the circumstances. The first one is the management survey, this is just a standard asbestos survey, its purpose is to locate the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation. Then you have the refurbishment and demolition survey, this is needed before any refurbishment or demolition work is carried out. The survey will locate and describe all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned.
This survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach.
